COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is November 8, 2024.

1. COMMENT: 2-06.2.3 – Remove Sheet S-1 from the development package documents as structural plans are not reviewed within the development package.

2. COMMENT: 2-06.3.12 –Remove Sheet S-1 from the sheet index.

3. COMMENT: 2-06.4.2.D – Sheets C-3 and C-4 are out of order. Additionally, indicate in the title block that four sheets have been provided rather than five.

4. COMMENT: 2-06.4.7.4 – This comment was not addressed. State in General Note 3 “The existing and proposed land uses are Civic Assembly, as well as Parks and Recreation, subject to use-specific standard 4.9.13.K.”

5. COMMENT: 2-06.4.7.A.6.a – Zoning acknowledges that Special Districts case number SD-0923-00098 is currently in progress. However, as the site is located within the Armory Park Historic Preservation Zone (HPZ), the associated historic review shall be approved prior to approval of TD-DEV-0823-00341. If the historic review is approved, provide a general note on the cover sheet stating the case number, date of approval, and if applicable, any conditions of approval.

6. COMMENT: 2-06.4.8.A – This comment was partially addressed. Provide site boundary information in bearings, including bearing in degrees, minutes, and seconds. The site boundary is the property lines and not the monument lines.
