Site Engineering Review Comments:
1. Provide the development package case number (TD-DEV-0726-00199) adjacent to the title block on each sheet of the plan set. [AM 2-06.3.3]
2. Pedestrian circulation is required to connect all buildings, dumpster areas, common areas, and the sidewalk on all the street frontages [TSM 7-01.3.3]. Demonstrate how this requirement is addressed for connecting the site to the proposed sidewalk along new frontage road towards the West.
3. Delineate the required clearance space in front of the proposed enclosure on plan view (Sheet 4) – 14x40 (single), 28x40 (double)
4. Provide complete trash enclosure construction details in compliance with TSM 8-01.5.0. Details must address wall materials, wall height, gate type and swing, foundation, and enclosure dimensions. It is strongly encouraged that the figures presented in TSM 8-01.9.0 be used as the minimum basis for the enclosure and dumpster layout details shown on the plans.
a. If it is desired to proceed with the “Modified Single Dumpster Enclosure” as shown by detail D (Sheet 7) - Environmental services approval will be required in regard to accepting that they will have no issues with the proposed modified & the turnaround/maneuvering requirements which require the service vehicle to enter and perform turnaround maneuvering prior to dumpster servicing. The contact to reach out to at ES will be Andy Vera at Andy.vera@tucsonaz.gov. Please submit the approval provided for the resubmission of this development package.
b. If approval is provided, it will be necessary that a Technical Standards Modification Request (TSMR) be included in resubmission.
5. Revise keynote #27 (sheet 4) – provide the vehicle clearance height within the keynote details.
6. Revise keynote #17 (Sheet 4) – provide the spacing information for how far apart the wheel stops shall be separated. Ensure minimum of 4-ft, maximum of 5-ft.
7. The site plan should be reviewed for all dimensions form proposed curb return radii at internal drive aisles and roadway access points.
a. Confirm that all curb return radii comply with the dimensional requirements of Chapter 25, Streets and Sidewalks Standards and UDC 7.4.6.E.1.a.
8. Dimension the back-up spur distance/space shown at the Southern eastern edge of the site’s parking area [7.4.6.F.4.]. This is required as someone who may leave this parking space may prefer a straight exit towards the West rather than potentially being in a queue if they head North.
9. Access lanes must be set back 1-ft from structures. Provide dimensions to the setback distance between the new drive-thru equipment and building columns from the access lane. [UDC 7.4.6.F.2.a]
10. Site plan shows roof downspout and sidewalk scupper discharging directly onto one of the ADA parking spaces, it will be required to be moved/redesigned to maintain the ADA space and path free from direct discharge. Consider shifting downspout/sidewalk scupper more towards the north. [TSM 7-01.4.1.E & 7-01.4.3.E]
