Site Engineering Application Completeness Review Comments:
NOTICE: This is a completeness check review performed by both Site Engineering & Zoning to determine whether the submission in question is sufficient for full review by all applicable reviewing parties. As such, do not interpret the provided comments as finalized complete review comments. They are simply to address outstanding issues caught at this stage of submission.

1. Application incomplete, please provide the following for resubmission:
a. Grading plan sheet(s) have not been included in the submittal package. A grading plan prepared, signed, and sealed by a licensed Arizona Civil Engineer is required. At minimum, the grading plan shall address the following:
i. Existing topography depicted with 1- or 2-foot contour intervals, including benchmark and datum reference (NAVD 88)
ii. Proposed contours and/or spot elevations, including finished grade elevations at all building corners, parking areas, and drainage structures
iii. Limits of Disturbance (LOD) delineating the full extent of all proposed grading and drainage-related improvements
iv. Earthwork table - Cut and fill quantities, including total area of disturbance (sq. ft.) and earthwork volumes
v. Engineer of Record stamp and signature block
b. Geotechnical Report – A site-specific geotechnical investigation report prepared by a licensed geotechnical engineer is required [IBC 1803]. The report shall address soil bearing capacity, site classifications, expansive soils, groundwater conditions, necessary drainage infrastructure setbacks, and any recommendations for foundation design as applicable to the proposed construction.
c. Provide a drainage statement demonstrating compliance with applicable drainage requirements such as Balanced basin detention & First-flush retention, as well as demonstrating the function & design of the proposed site.
i. The following references from the Standards Manual for Drainage Design and Floodplain Management (COT Drainage Manual) and the Design Standards for Stormwater Detention and Retention Manual (DSSDR) shall govern report preparation:
