Development Package (1st Review)

COMMENTS:
1. COMMENT: Include the Development Package case number, TD-DEV-0726-00195, and the approved Zoning Examiner Special Exception Procedure case number, TP-ENT-0326-00006, in the bottom right corner on each sheet of the plan set, adjacent to the title block.

2. COMMENT: The proposed development does not comply with UDC 7.4.6.E.2, which requires a minimum height clearance of 15 feet along access lanes and PAALs. Zoning acknowledges that the applicant has submitted a Parking Design Modification Request (PDMR) to reduce the required height clearance; however, pursuant to UDC 7.4.10.D.7, a PDMR may modify a dimensional standard by no more than 10%. The proposed 9-foot clearance exceeds the allowable 10% reduction. A 10% reduction would allow the required clearance to be reduced from 15 feet to 13.5 feet. Zoning cannot approve the proposal until the plan set demonstrates compliance with the required 15-foot clearance or an approved PDMR consistent with the proposed clearance is provided.
