This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards. The following comments must be addressed prior to approval. To help facilitate a timely resubmittal, please provide updated plans and calculations along with a written response to each comment, indicating what action was taken and where the change can be found on the plans. Do not use revision clouds on resubmittal drawings — clouds are reserved for post-permit revisions only. Submit your response letter and updated plan set & reports as separate files. As such, do not interpret the provided comments as finalized complete review comments. They are simply to address outstanding issues caught at this stage of submission. 1. Application Incomplete, please provide the following in resubmission: a. Geotechnical Report – A site-specific geotechnical investigation report prepared by a licensed geotechnical engineer is required [IBC 1803]. The report shall address soil bearing capacity, site classifications, expansive soils, groundwater conditions, necessary drainage infrastructure setbacks, and any recommendations for foundation design as applicable to the proposed construction. b. Provide a full drainage report document that demonstrates compliance with applicable City of Tucson First-Flush retention / balanced basin detention requirements. As the Project site is located within the Rita Ranch Master Drainage Plan area, it will be necessary that the Rita Ranch Drainage plan be referenced within the report, and it be demonstrated that compliance is met in regard to total impervious coverage created for the lot. The following references from the Standards Manual for Drainage Design and Floodplain Management (COT Drainage Manual) and the Design Standards for Stormwater Detention and Retention Manual (DSSDR) shall govern report preparation: i. Report Formatting & Content: COT Drainage Manual §2.3; DSSDR Chapter 10 ii. Flood Peak Estimation: COT Drainage Manual Chapter 4 iii. Erosion Hazard Assessment: COT Drainage Manual Chapters 6 & 7 iv. Drainage Facility Design Standards: COT Drainage Manual Chapters 9–11 v. First-Flush Retention & Detention Guidelines/Triggers: DSSDR Chapters 2, 3, & 4 |
