Private water service lines may not cross property lines to serve another parcel. The proposed private water line connection appears to cross Lot 6 onto Lot 4, which is not permitted per Tucson Water’s Remote Water Meter Policy. Tucson Water’s information shows the water easement crossing into Lot 4. Please verify the proposed water meter location and the accuracy of the water easement location with Tucson Water. |

Revise general note #15 – the City of Tucson adopted The IBC 2024 with ICC A117.1 2017 edition at the beginning of 2026 3. Clarification required – Keynote #27 on site plan (Sheet 4) is shown to the West central portion of the outer drive thru lane for a curb cut opening, but the line work doesn’t match with other locations of curb cuts including the opening highlighted or applicable erosion protection. Revise the site plan accordingly. 4. Clarification required – The grading and site plan show a downspout discharging at the SE corner of the proposed structure. Is this intended to drain northerly towards the proposed scupper associated with the northern downspout? 5. The plan set details (Sheet 7) has a wheel stop detail, but no mention or indication is given regarding where wheel stops are proposed. If this is unused, remove from plans. 6. Parking space maneuverability – provide a maneuverability detail to demonstrate that a vehicle can properly & effectively exit the Western most space in the event there is a vehicle parked in the space to the East. It may be necessary to extend the Back-up spur spacing. |

The tree planting triangle areas at the south parking area are only 29 square feet in area. 34 square feet is the minimum. Possibly adjust these triangles to meet the minimum or move the trees to the east and to the west larger planting areas for tree health and longevity. The west planting area is approximately 228 square feet, and the east planting area is approximately 85 square feet. See reline area calcs on review PDF. 6. Consider adding more shade trees in the water harvesting areas near the building and along the north access route planting bed for additional shade on site. 7. Protected native plants are not located on this site. Can a general note be added to the cover sheet of the landscape plans that states this for absolute clarity and for our records and yours. 8.
