The following comments must be addressed prior to approval. Provide a construction detail and profile depicting the full extent of the proposed wall. The detail shall include: a. Construction dimensions, including footing depth and total proposed wall height. b. Height and location of all proposed flood vents. Vent openings shall be located at the lowest adjacent grade to allow unobstructed conveyance of stormwater and shall not be elevated above finished grade. In no case shall the bottom of a vent opening exceed 12 inches above adjacent grade. 2. Provide a west-to-east cross-section detail depicting the full extent of proposed changes, including: a. Location and finished floor elevation (FFE) of the project building and of the adjacent building on the property to the east. b. Existing and proposed grade elevations on both sides of the new wall. 3. As the proposal has expanded to a new perimeter wall with applicable flood venting to manage drainage, as well as a berm system along the Southern portion of the property along the ROW, it will be necessary that a grading plan be provided to provide sufficient information regarding the following: a. Regulatory Compliance: Demonstrate compliance with TSM 2-01.0.0. b. Existing Conditions: Depict existing topography with 1- or 2-foot contour intervals; include benchmark and datum reference (NAVD 88). c. Proposed Grading: Show proposed contours and/or spot elevations throughout the site, including finished grade elevations at all building corners, parking areas, and drainage structures. d. Limits of Disturbance (LOD): Delineate the full extent of all proposed grading, including all drainage-related improvements. e. Cut & Fill Quantities: Provide total area of disturbance (sq. ft.) and total cut and fill volumes (Earthwork Table). f. Regulated Area Delineation: Clearly depict the 100-year floodplain limits on the grading plan in a surveyable manner. 4. Provide sufficient spot elevations on both sides of the wall which demonstrate that the proposed eastern boundary wall creates no adverse impacts on adjacent properties. Specifically, demonstrate that proposed grading does not alter existing elevations in a manner that increases water surface elevations (WSELs) on the property to the east. |

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 9, 2026. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1.
