See the following comments discussed: 1) Proposed perimeter wall can only be accepted with wall openings that provide 100-year conveyance. If wall is still proposed for resubmittal, show wall openings and provide calculations that show that the existing depth of regulatory flood elevation is accommodated. 2) Proposed southwest perimeter berm is not approved as this could deflect flood waters toward house. 3) Pump (with secondary pump) should be used as a cautionary measure as pumps typically fail during flood events. 4) Interceptor swales are acceptable. 5) Alternatives (not required but could be considered) for flood proofing include: hiring a special environmental engineer to assess conditions and provide specialized design that may include floodproofed doors, floodproofing treatment to lower portion of structure to provide wet-proofing, and other designs. 6) Berming and walls located close (a few feet) to the structure may be considered, however perimeter walls and berms cause diversion and/or obstruction of floodwaters to neighbouring private and public infrastructure which increases potential flood hazards and liability due to the adverse impacts. This project requires that a Hydrology Roport be submitted because the flows in the area are in excess of 100-cfs. This report shall include encroachment analysis for the neighboring parcels. 2. Earthen berms / levees are permitted as long as there are no adverse impacts to the neighboring properties. 3. Some of the parking may be relocated to the north side of the property and accessed via the adjacent north/south alleyway. 4. The proposed speedbump will be permitted. 5. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied.
