Site Engineering Comments:
1. As this development package TD-DEV-0725-00186 has not been fully approved and issued, every change made until full first approval does not need to be revision clouded. Revise plans to remove all revision clouding from the plan set.
2. Provide the general note “The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall.” Administrative Manual 2-06.4.7.B.1
3. Provide the general note “Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan.” AM 2-06.4.7.B.3
4. It is understood that the building was removed from the scope of development, please revise the project scope description on the cover sheet of the DP as well as the landscape plan (Sheet 16) as it appears to still show the originally proposed structure.

1. The landscape plan set looks great overall. Coordinate with the engineer to compile a new full set of plans that reflects the site engineering comments with regard to the revision clouding.

2. Add quantity totals for plant material in the planting legend. The plant symbols on the plan view should always dictate your intent as you have shown, but adding the total quantities for the contractor’s use is standard practice per City of Tucson landscape standards.

Landscape plans submitted for review do not necessarily have to be complete working drawings ready for contractual work. However, all required landscaping and screening will be clearly shown in sufficient detail as to readily convey the intent to comply. Plans will include a planting plan, an irrigation plan, a grading plan, and construction details, each with applicable legend, key, symbols, sizes, quantities, and notes.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 17, 2026.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. The basis for this requirement is that some zoning requirements on a project are based on the zoning classification of adjacent property. Also, in some instances, each zone has to be taken into consideration on property that is split by two or more zoning classifications, as each may have different requirements.

6. COMMENT: 2-06.4.9.F – Previous comment 14 not addressed. Please list the zoning classifications for this project and the adjacent parcels as noted by the standard above on the drawing not as a general note. This property is surrounded by I-1 zoning.
