Site Engineering Comments:
1. Pedestrian circulation is required to connect all buildings, dumpster areas, common areas, and the sidewalk on all the street frontages per TSM 7-01.3.3. Demonstrate how the site connects to street frontage sidewalk along Old Vail RD.
2. Show compliance with the required the 2-foot minimum grading setback from the property line on the grading plan TSM 2-01.9.0
3. Show/callout the required minimum required clear vehicle overhang of 3 feet is being met along the landscape border. TSM 5-01.3.3. B & UDC 7.4.6 This is to ensure that there is no conflict with any proposed landscaping, as well as maintaining the required “18-foot” required parking space required which since the spaces are 15.5ft, the 2.5-3 feet are still accounted. This 3-ft overhang should be dimensioned on the Site plan as well as the landscape plan to ensure continuity.
