This would categorize all three parcels as one site. A site with three or more dwellings on it is classified as a commercial multifamily development and require compliance with development standards articulated in Unified Development Code Article 7, potentially including motor vehicle use area design, surfacing requirements, landscaping, access, and storm water management, among others. In addition, the subject parcel does not meet the minimum square footage for an R-3 parcel (the minimum is 5,000 sf; this parcel appears to be 4,200 sf). No subdivision plat or other land division document approved by the City of Tucson could be found authorizing the creation of this parcel. On resubmittal, provide a site plan that includes the entire site, including the adjacent parcels, or clearly demonstrating that they function independently of the subject parcel in regards to access, vehicular use area, and parking. Provide proof of a land division approved through the City of Tucson allowing the non-conforming parcel size. Provide proof that the 14'/20' access described in Pima County Recording Sequence #4426 0195, was accepted by the City of Tucson to serve as right-of-way.
