5. Clarify the new impervious area/new site coverage calculations. If 2,790 square feet of additional pavement are proposed, please show that the depressed landscape areas have the capacity to retain 116 cubic feet of runoff.
6. Per TSM Section 10, show the height of the ramp landings and ensure that the rise for each ramp does not exceed 30 inches. Add handrail specs. The height of the top of the handrails will be between 30 inches and 34 inches from the surface and if the handrails are constructed of metal, the top railing will be covered with a non-heat-conducting material.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0724-00220, adjacent to the title block on all sheets. 2-06.4.3

3. Add reference to the civil grading plans and details for curb cut construction.

4. The landscape plan calls out curb cuts at the planting areas and should be depressed 6 to 9 inches for rainwater harvesting. Please label the landscape areas as depressed 6 to 9 inches and refer to the civil grading plan for contouring and spot elevations for construction.

5. A detail showing the landscape areas as depressed will be helpful for the contractor during construction. This is not a requirement, just a recommendation.

6. Typically, street landscape borders are broken up and calculated as separate borders when driveway curb cuts bisect the border. Can an additional tree be added to the northeast street landscape border along Craycroft Rd? It is recognized that the border is only 35 linear feet, but it technically requires just over one tree (rounded up to 2).

7. Label sight visibility triangles on all landscape sheets.

8. Please label all the project property lines on all the landscape sheets.

9. The irrigation plan refers to the Water Plans for meter location coordination. Water plans have not been provided within the submittal of your development package. Please coordinate the meter/waterline locations with the civil utility plans.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 8, 2025.

2-06.3.0 FORMAT REQUIREMENTS

1. COMMENT: 2-06.3.5 – Remove the old “DEVELOPMENT PACKKAGE PDSD APPROVAL” stamp from the plans a an electronic stamp will be affixed to the plans once approved.

2-06.4.0 CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.1 – Provide an email address for the owner listed on the cover sheet and provide the name, mailing and email addresses, and phone number of the landscape architect that prepared the development package documents on the right half of the cover sheet.

3. COMMENT: 2-06.4.2.D – The page number on sheet 2 is not correct, no page number and total number of pages were provided on sheet 3, the page numbers and total number of pages provided on sheet 4-6 are not correct and no page number and total number of pages was provided on sheet 7.

4. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0724-00220, adjacent to the title block on all sheets.

8. COMMENT: 2-06.4.7.A.8.b – Remove all references to coverage as it is not applicable for this use in the C-2 Zone, UDC Table 6.3-4.A.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

9. COMMENT: 2-06.4.8.C – Provide the following information for Craycroft Rd. dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

10. COMMENT: 2-06.4.9.F - Sheet 1 under “ZONING INFORMATION’ you list “R-1 ZONING : 0.011 % OR 3.32 SF”. Clearly show this R-1 zoned area on the plan.

11. COMMENT: 2-06.4.9.F – Provide the zoning for the parcel to the south. Also the use listed for this parcel is not correct and should be parks and recreation.

12. COMMENT: 2-06.4.9.H.2 - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.

13. COMMENT: 2-06.4.9.H.5 – Provide a fully dimensioned vehicle use area.

14. COMMENT: 2-06.4.9.H.5 – There is a “SECURTY GATE AND FENCE” shown on the plan that runs along Craycroft Rd. Clearly demonstrate that a vehicle attempting to access the site can turn around and drive out on to Craycroft without backing into the right-of- way if the gate is closed. All maneuvering must be on site.

15. COMMENT: 2-06.4.9.H.5.a – The required number of vehicle parking spaces is not correct. Review UDC Article 7.4.3. g and provide the correct required number.

16. COMMENT: 2-06.4.9.H.5.a – Provide a standard & accessible vehicle parking space detail.

plan submitted 8/16/2024. There are exisitng facilities within the development which are
depicted upon the plan; however, there are possible conflicts with 3Ø Lines. Possible
relocation required.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
