Show the proposed location of the backwater valves if they are required. Reference: Section 714.1, IPC 2018. 2. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length from the upstream entrance of the cleanout. Reference: Section 708.1.1, IPC 2018. 3. Provide a cleanout in the building sewer prior to entering the right-of-way. Reference: Pima County Standard Detail RWRD 401, 2021. 4. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Provide a NPPO or a NPPO Waver for the site. The site appears to be lacking in vegetation, so likely a NPPO Waiver will meet the requirement unless the tree in the northeast corner of the site is a protected native plant and requires mitigation. 2. A landscape plan is required for the site including required landscape border plantings, required parking area trees and all applicable planting details. 3. Provide a landscape irrigation plan and details for the site. See UDC Administration Manual 2-10.4.2.C and Technical Standards Manual Section 4-01.4.2, Irrigation Standards. 4. Please label irrigation meter as “irrigation only”. See TSM 4-01.6.0 5. Please show all irrigation sleeves for irrigation lines crossing hardscape. 6. Provide a Commercial Rainwater Harvesting Plan including a site water budget table and schematic rainwater harvesting basin schematic detail for the site. 7. Include a construction detail showing root barriers for trees located near hardscape areas. Provide notice to reviewer, Fernando Garcia, by email to fernando.garcia2@tucsonaz.gov on resubmittal for quicker review. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 10, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 1. COMMENT: 2-06.4.7.A.4 – Indicate existing and proposed use. Proposed use appears to be: Residential Land Use Group, Family Dwelling Use Class, Multifamily Development Use Type. 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met. 2. COMMENT: 2-06.4.7.A.8.d – Given the split zoning of this site, the provided UDC Table should indicate dimensional standards by zone. In the R-2 portion, minimum lot area is 5,000 sf, maximum lot coverage is 75% and maximum building height is 25’. In the C-2 portion, maximum lot coverage is 70% and maximum building height is 40’. 2-06.4.9.H.5.b - If any of the required parking is located off-site as permitted by the UDC, a drawing of that parking area is to be provided, together with the city's required parking agreement (include a copy of the lease agreement if applicable) must be provided. Please remember that in these situations, if the off-site parking location is a new parking area, it must comply with all parking area requirements and must be allowed as a principal use by the zoning classification of that property. If the off-site parking area location is an existing parking lot, the parking spaces utilized for the proposed land use must be non-required parking for the existing use for which the parking area was established. 3. COMMENT: 2-06.4.9.H.5.b – Although additional parking is provided indicate in the calculations table that the required number of motor vehicle parking spaces is four per UDC Table 7.4.4-1. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. 4. COMMENT: 2-06.4.9.R – Sidewalks shown between dwelling units are shown to be 3’. Standard sidewalk width is 4’. A Technical Standards Modification Request (TSMR) is required to modify this standard. Per prior communication with another reviewer, it appears that the applicant intend to files a TSMR to reduce the sidewalk width to 3’.
