10/17/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Twice the Ice - 9101 E 22ND ST Development Package (2nd Review) TD-DEV-0724-00192 TRANSMITTAL DATE: October 17, 2024 DUE DATE: October 17, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 10, 2025. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. Zoning acknowledges the changes to the vehicle parking space calculation but per UDC Article 7.4.10.D.8 a PDMR can reduce the required number of motor vehicle parking spaces by 20% or less, but in no case more than five spaces. Zoning recommends that you contact Mark Castro at Mark.Castro@tucsonaz.gov, and discuss the possibilities of a Board of Adjustment for Variance or an Individual Palling Plan. COMMENT: 2-06.4.9.H.5.a – Until comment 5 is addressed Zoning cannot verify vehicle parking requirements. 2. This comment was not addressed. The proposed TSMR will need to address the required sidewalk out to 22nd and 21st. There are existing facilities within the development, there are no apparent design conflicts, however please note Book 7365 Page 848 for existing underground transformer depicted on development plan. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
