This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:
1. Ensure that Zoning comments are addressed prior to landscape section approval.

2. Keynote #11 on sheet 2 of 3 indicates that a landscape plan is part of this Development Package. The landscape plan was not included with the submittal. Please re-submit and include the landscape plan, irrigation modifications and any details needed for construction purposes.

TD-DEV-0724-00189 (5210 E WILLIAMS CI)

1. COMMENT: Include the development package case number on the lower right corner of each sheet – TD-DEV-0724-00189.

2. COMMENT: Per Technical Standards Manual 7-01.4.3.A the minimum width of all sidewalks is four (4) feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. Please dimension the sidewalk abutting the parking space to the east to demonstrate compliance with this requirement.

3. COMMENT: Per UDC 7.4.6.H, a wheel stop curbing is required to prevent vehicles from extending into the required 4’ wide sidewalk. Provide a wheel stop on the proposed parking space furthest to the east. The wheel stop curbing must be a minimum of two and one-half feet from the front of the parking space. Refer to UDC Figure 7.4.6-C. It appears that a vehicle will overhang into the minimum 4’ wide pedestrian circulation, please include a wheel stop curb to ensure the 4’ wide pedestrian circulation is not obstructed.

4. COMMENT: One of every 6 ADA vehicular parking spaces is required to be ADA van accessible. In your parking calculation two (2) of the provided 12 ADA vehicular parking spaces are ADA Van Accessible. Dimension the ADA Van Accessible parking spaces on the site plan.

5. COMMENT: Per Technical Standard Manual 7-01.4.3.B, all sidewalks must have a minimum unobstructed clearance of 84 inches (or 7 feet). Demonstrate that the bottom of the ADA vehicular parking sign meets the minimum height clearance.
