To whom this may concern,
Thank you for the opportunity to comment on TD-DEV-0723-00339, a development plan for a
change of use for an existing building at 343 S Scott Ave to support the changing of a parking
plan. This development plan is located in the N.W. quarter of the S.E. quarter of Section 13,
Township 14S, Range 13E, of the Gila and Salt River Meridian. The development site occupies
parcel number 117-08-1070, covers approximately 0.28 ± acres, and is zoned as Commercial
Zone 3 (C-3). The nearest major roadway intersection is South 6th Avenue and East 19
th Street,
approximately 50 feet to the southwest of the subject development.
This site is within the Tucson International Airport avigation easement requirements and public
disclosure area, and FAA traffic pattern airspace.
The Tucson Airport Authority approves the proposed submittal and is not requiring a resubmittal
of the project.

In accordance with UDC Section 7.4.5.A.7.a, the proposed change of use from office/retail space to food service triggers the requirement for a revised Individual Parking Plan (IPP). The IPP, sealed by a design professional licensed by the State of Arizona, must include the information as outlined in UDC Section 7.4.5.A.4.a – m. This project is located within 400’ of R-3 or more restrictive zones or Historic Preservation Zones and is subject to the 400’ Notice Procedure (UDC Section 3.3.5). As such, a pre-application meeting and neighborhood meeting is required prior to the submittal of an application.
