Comments:

1. P. A. G. SD 207, ICC 117.1 Sec 405.7 - Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60” X 60” ADA landing is required with a maximum 2% cross slope. Please identify this landing with dimensions and specifications with a callout.
2. AM 2-06.4.8.C – Please dimension the width of existing curbs, curb cuts, and sidewalks.
3. Curb ramp on the corner of Jefferson St and Speedway Blvd required per P. A. G. SD 207 (called out on plans).
4. TSM 10-01.4.1 All projects which have an adjacent existing sidewalk less than four feet in width will provide a sidewalk with a minimum width of six feet along arterials. The sidewalk along Speedway Blvd will need to reconstructed to meet this requirement. Call out P. A. G. SD 200 on the plans for sidewalk.
5. Tie-in from new sidewalk to existing sidewalk east of the parcel with a 3:1 taper at back of sidewalk. Tie-in to sidewalk per P.A.G. standard 203. Please label this taper on the next submission.
6. TSM 10-01.4.1 – Sidewalk maximum cross slope is 2%. Please provide a cross slope measurement for the existing sidewalk where it is crossed by driveway aprons on N Jefferson Ave.
7. SDG 3-14 Where sidewalks cross driveways, the sidewalk should be dominant, maintaining the level, slope, and material of the sidewalk.
8. SDG 3-15 When the sidewalk is at the back of the curb, the sidewalk should be routed behind the driveway apron where driveways cross the sidewalk. If it is infeasible to route the sidewalk behind the driveway apron, the sidewalk may be lowered to meet at the level of the driveway in order to avoid excessive cross slope. The sidewalk should only be lowered after all other options have been explored.
9. P. A. G. SD 206, SDG 3-15 Concrete sidewalks that are crossed by driveways should be 6” thick.
10. Broken curb at the corner should be repaired.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).
Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 13, 2024
