2. Broken curb along 22nd should be repaired.
3. P. A. G. SD 207, ICC 117.1 Sec 405.7 - Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60” X 60” ADA landing is required with a maximum 2% cross slope. Please identify this landing with dimensions and specifications with a callout.
4. If curb ramps in the ROW do not conform with current specifications, they will need to be replaced per P. A. G. SD. 207. At a minimum, eastern access ramp will need truncated domes. Please confirm the ramps are up to spec. or include new ramps in the plans and call out Detail number and ramp type.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 24, 2024.

2-06.3.0 Format Requirements:

1. 2-06.3.4 - A title block shall be provided in the lower right quadrant of each sheet. (Correct DP # on 1st sheet/match all addresses on Sheets 6-11)

COMMENT: Add complete permit number, TD-DEV-0723-00331, to the lower right corner of each sheet.

2. 2-06.4.7.A.6.a - List additional applications and overlays, by case number (if applicable), in lower right corner of each sheet..

COMMENT: Add the additional associated DP for the property, DP17-0162, to the referenced case numbers in the lower right corner of each sheet.

3. 2-06.4.7.A.8.c - Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included;

2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed.

COMMENT: Provide an expansion calculation for the site from the first approved site plan and all approved subsequent site plans (DP17-0162). If the combined expansions are over 25% full code compliance will be required for the site.

4. 2-06.4.9.A - COMMENT: As this site is made up of two (2) parcels, 107-07-005H & 107-04-002C, a lot combination is required. Provide a copy of the approved Pima County Combo Request from with your next submittal.

5. 2-06.4.9.H.5.a -. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled.

COMMENT: Provide the parking calculation for uses on the site that require a greater parking requirement than 1 space per 300 square feet gfa. Update parking requirements based on the calculation.

COMMENT: Include the “Existing Building (Not Part of this Project)” buildings shown on Sheet 3 in the parking calculation on the Cover Sheet.

6. 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

COMMENT: Per UDC Article 7.4.6.E.2, “The minimum height clearance along access lanes and PAALs is 15 feet.”
Provide the height of the “New Building Overhang”, Keynote 29 on Sheet 4, to ensure the above requirement is met.

7. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

COMMENT: Required setbacks to the east are 0’. Change on cover sheet and site plan.

8. 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

COMMENT: Provide the height and square footage for all the buildings on Sheet 3.

COMMENT: Square footage for the “Medical” building on Sheet 3 does not match of square footage shown on Cover Sheet. Please clarify.
