| 10/11/2023 | ROW Engineering Review | REQUIRES RESUBMIT | TD-DEV-0723-00326 (2701 N ORACLE RD TUCSON, AZ 85705) 2nd Review Please resubmit revised drawings along with a detailed response letter which states how all comments were addressed. Comments: 1. The Section Line is 25’ to the east of the Center Line on Oracle. It is shown to the west on the site plan. 2. The proposed new 6’ Wrought Iron Fence is in conflict with the Sight Visibility Triangles on Oracle. Lines of sight within the SVT cannot be obscured between 30 inches and six feet. Please move the fence out of conflict or adjust the existing and future SVTs. (TSM 10-01.5) 3. No far side Sight Visibility Triangles are required for the driveway on N Oracle Rd. because the median prevents left turns onto Oracle Rd. 4. SVTs are only needed on exit driveways. If you make the Oracle driveway an entrance only driveway, no SVTs are needed. 5. SVTs can be measured from the face of curb OR from the edge of the nearest travel lane. On Kelso, because parking is allowed on the north side of the street, the edge of the nearest travel lane is 8’ south of the face of the curb (and the fence would clear the SVT at 12’ north of the face of the curb). 6. On N Oracle Rd, the edge of the travel lane begins where the bike lane ends. Both the existing and future SVTs must be clear of obstruction. (TSM 10-01.5.1.B.2) 7. Cross sections that would apply to an Oracle widening can be found in the Major Streets & Routes plan, but newer more modern cross sections can be found in the Tucson Street Design Guide. If you have questions about how to draw the future SVTs, feel free to email me. | 10/26/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: The Fabric Jeanie – Site Fence Development Package (2nd Review) TD-DEV-0723-00326 TRANSMITTAL DATE: October 26, 2023 DUE DATE: November 08, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Checklist for Minor Changes to Commercial/Industrial Sites. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 26, 2024. GENERAL NOTES The following general notes are required. Additional notes specific to each plan are required where applicable. 1. Under General Note 1 you list the zoning as “2” and it should be C-2. 2. This comment was not addressed correctly. “RETAIL TRADE” is a use group not a use. It appears that the use should be General Merchandise Sales, excluding Large Retail Establishment, subject to Use Specific Standard 4.9.9.B.1.. Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. Once the above comments are addressed and Site Engineering and ROW Engineering have approved Zoning will approve this DP. If you have any questions about this transmittal, please contact Nicholas Martell at Nicholas.Martell@tucsonaz.gov. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised development package & detailed response letter. |
