To whom this may concern,
Thank you for the opportunity to comment on TD-DEV-0723-00324, the development plan for a
new pedestrian pathway to the Right of Way of Valencia Road at 1610 W Valencia Rd. This
development is located in the S.W. quarter of the S.E. quarter of Section 10, Township 15S,
Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number
137-27-652A, covers approximately 0.87 ± acres, and is zoned as Commercial Zone 2 (C-2).
The nearest major roadway intersection is South Midvale Park Road and West Valencia Road,
approximately 400 feet to the southeast of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the proposed project and is not requiring a resubmit of
this project.

COMMENTS:
1. Ensure all Zoning and Engineering comments are addressed prior to the Landscape/NPPO comments.
2. Please label all existing and future rights of way for W Valencia Rd (7.6.4.C.2.a.) on all sheets
3. Show all site visibility triangles on plan set sheets.
4. Remove note ‘c.’ under #5 under the maintenance schedule as there is no turf on site.
5. Landscape/NPPO acknowledges and understands the missing four trees on the plans due to spatial constraints of the existing site.
6. Where possible, add curb cuts to landscape islands to promote water harvesting.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 26, 2024.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – It is not clear what is proposed for this site. The description provided in Energov states “New ADA Pedestrian pathway to RofW” but everything having to do with the pedestrian pathway way out to the right-of-way shows existing. The new development shown is for landscape islands, landscaping and bicycle parking. Once clarified additional comments may apply.

3. COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan that the proposed short-term bicycle parking location meets the requirements of UDC Article 7.4.9.C.2.a. Also demonstrate compliance with UDC Article 7.4.9.B.1.e

4. COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan how the requirements of UDC Article 7.4.9.D.5 are met.
