This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is November 14, 2024. 1. COMMENT: 2-06.4.1 – This comment was not entirely addressed. Provide the email address of the developer in addition to the name, mailing and email addresses, and phone number of the registrant who prepared the drawings. 2. COMMENT: 2-06.4.4.B – The topographical image embedded within the project-location map does not match the major streets and section corners provided. 3. COMMENT: 2-06.4.7.A.2 – This comment was not addressed. The site includes the entirety of Pima County Tax Parcel Number 129-04-3150. See the definition of “Site” within UDC Section 11.4.20. Show the entire parcel within the site plan on the cover sheet. 4. COMMENT: 2-06.4.7.A.8.c – This comment was not addressed. The proposed outdoor patio is considered an expansion. As such, provide an expansion calculation of this addition that encompasses the entire site and parcel. 5. COMMENT: 2-06.4.8.A – This comment was only partially addressed. Provide site boundary information for the entire parcel, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 6. COMMENT: 2-06.4.8.C – This comment was partially addressed. Include the following information regarding existing private or public rights-of-way adjacent to the site: recordation data, type and dimensioned width of paving, and curbs. 7. COMMENT: 2-06.4.9.F – This comment was only partially addressed. Provide a site plan of the entire parcel as well as provide the zoning classification across Norris Avenue. 8. COMMENT: 2-06.4.9.H.5.b – Zoning acknowledges that an IPP is being sought to reduce the number of required on-site motor vehicle parking spaces. If the IPP is approved, provide the date of approval, what was approved, and any conditions of approval as a general note. 9. COMMENT: 2-06.4.9.H.5.d – This comment was not addressed. Demonstrate that all the requirements of UDC 7.4.9.B-.D are met for the proposed short- and long-term bicycle parking. The detail provided on Sheet 5 does not meet the intent of all these requirements. Refer to UDC Figure 7.4.9-C for an example of a typical detail. 10. COMMENT: 2-06.4.9.R – This comment was not addressed. Demonstrate how the requirements of ICC A117.1-2017 Section 406 are met in relation to the “ADA ACCESS [A]ISLE” and the pedestrian circulation path. Ensure that barriers such as curbing are provided in the vehicular use area to prevent vehicles from extending beyond the property line and to prevent cars from damaging adjacent landscaping, walls, or buildings, or overhanging adjacent sidewalk areas (UDC 7.4.6.H.1). 11. COMMENT: 2-06.4.9.W – This comment was only partially addressed. Provide a detail of the required sign demonstrating that the bottom of the sign is at least 84 inches above sidewalk grade (TSM 7-01.4.3.B).
