Revise the plans to clearly show that each proposed enclosure provides designated, separate space for solid waste containers and recycling containers. PAAL & Site Comments: 12. A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. [TSM 7-01.4.1.B] Ensure that compliance with vertical separation standards are addressed for the new sidewalks [TSM 7-01.4.2] a. This is required at the following locations of Existing Building #1:: 1. West side 2. The Southwest area 3. The Southeast portion where there are no storage/parking bays 4. The entirety of the Eastern portion 13. Regarding the newly proposed Building A – It will be required that 4-foot pedestrian refuge area be provided along the Eastern portion of Building A. [TSM 7-01.4.1.H] 14. Wheel Stops Required at Sidewalk-Adjacent Spaces - Wheel stops are required at all parking spaces that abut a sidewalk or pedestrian circulation path where the sidewalk width would be reduced to less than 4 feet by vehicle overhang. Sidewalks measuring 6.5 feet or greater in width are exempt from this requirement, as the additional width accommodates standard vehicle overhang without encroaching on the minimum 4-foot pedestrian clear zone. This will need to be addressed for the parking spaces abutting the sidewalk located at the NE corner of proposed building “A”. [UDC 7.4.6.H] a. Provide the 2.5-ft overhang for parking spaces on site plan (Sheet 2) to ensure compliance with UDC 7.4.6.H.3. 15. Provide a keynote for the location of the existing trash enclosure on site plan (Sheet 2). Grading & Drainage Comments: 16. Provide keynotes and call-outs identifying all new and EXISTING structure downspouts and sidewalk scupper locations on the grading plan & site plan sheets. Sidewalks shall be flood free for all storm discharges up to and including a ten-year frequency flood event, and drainage flowing across any pedestrian circulation path shall be conveyed under the path for up to and including the ten-year frequency flood events [TSM 7-01.4.1.E and 7-01.4.3.E]. Existing will be required to be compliant as expansion exceeds 25%. 17. Clarification required – is the inlet/catch basin drain shown on grading plan view (Sheet 3) in the north PAAL proposed or existing? Provide a keynote to indicate this. 18. On the Water & Storm drain Plan (Sheet 4) – show all existing drainage infrastructure associated with the newly proposed storm drain design. As currently shown, it appears that the drain grate at the northwest corner has no proposed outlet. |

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. The 50 percent coverage calculation is for the landscape border only. Linear footage times the 10-foot width for a total square footage. Then calculate the total understory plant coverage using the area of a circle for the different diameter plants to come up with the square footage of under. Take the understory square footage and divide by the total landscape border square footage. This is not a measurement against the entire site’s square footage, only. 2. **PREVIOUS COMMENT: If a retrofit irrigation plan is not going to be shown, then add a general leader callout to the landscape plan that indicates the point of connection to the existing system. Also add a note for the contractor to adjust the irrigation lines as necessary to provide irrigation to the new street landscape border plants. **ADDITIONAL COMMENT PER THE ABOVE COMMENT: Please include a simple schematic irrigation plan on a new sheet and include details for the new drip irrigation lines running to the new plant material. Single and multi-outlet emitters for shrubs and trees. If an example irrigation plan and details are needed for reference, then reach out and I will send some examples. 3.
