This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards. The following comments must be addressed prior to approval. To help facilitate a timely resubmittal, please provide updated plans and calculations along with a written response to each comment, indicating what action was taken and where the change can be found on the plans. Do not use revision clouds on resubmittal drawings — clouds are reserved for post-permit revisions only. Submit your response letter and updated plan set & reports as separate files. Previous Comment #9 – As the space described is not intended to be parking spaces, but rather a pedestrian circulation path/area to connect the ADA EV spaces to the main site, It will be required that Vertical Separation requirements are fully addressed then. a. It will be required that both ADA EV spaces be provided with Wheel Stops – It is acknowledged that parking signs are provided, these are not a sole acceptable item within this scope for meeting vert sep. b. Sidewalks associated with PAALs must be physically separated from any vehicular travel lane by means of curbing, grade separation (minimum six inches), barriers, railings, or other means, except at designated crosswalks [TSM 7-01.4.2]. In order for this pedestrian area to be considered protected, it could be completed using more bollards. Ensure they (bollards) are spaced no less than 4-ft and no more than 5-ft separate UDC 7.4.6. Provide a measurement call-out on the site plan view. This will need to be demonstrated in between the northern PAAL and referenced northern area above the keynote #9’s. |
