Provide the development package case number (TD-DEV-0626-00155) adjacent to the title block on each sheet of the plan set. [AM 2-06.3.3] 2. The City of Tucson requires that all grading plans have the engineer’s registrant stamp [A.R.S. 32-1121]. For resubmission, ensure that the engineers’ stamp is found on both the cover sheet and grading plan. 3. Grading Plan – The Limits of Grading (LOG) are not clearly depicted on the grading plan. The LOG must be shown using a distinct line type to differentiate it from other plan elements and to clearly define the extent of proposed ground disturbance. a. Update the legend on Cover Sheet to include and define the Limits of Grading line type. All line types, symbols, and keynotes depicted on the grading plans shall be represented in the legend. 4. Provide a dimensioned cross-section detail transecting the proposed building pads, illustrating the full vertical extent of proposed grading, finished pad elevation, and existing natural ground surface elevations. The cross-section shall include sufficient horizontal and vertical scale, with labeled elevation datums referenced to NAVD 88, to clearly demonstrate the relationship between proposed and existing topography. 5. Provide spot elevations at sufficient density around the perimeter of the proposed structures to substantiate that the Finished Floor Elevation (FFE) complies with the minimum elevation requirement of one foot 11 inches above natural grade elevations. Spot elevations shall be provided at all structure corners, at intermediate perimeter points where grade transitions occur, and at the top of pad. All elevations shall be referenced to NAVD 88 and consistent with the benchmark established on the plan set. 6. Provide drainage flow direction arrows across the entire site to delineate high points, low points, and positive drainage patterns. Flow arrows shall demonstrate that all stormwater runoff is conveyed away from the proposed structure and directed solely toward the applicable adjacent Right-of-Way (ROW) or approved drainage easement. Drainage shall not be directed toward adjacent private parcels. Ensure proposed grades reflect a minimum of 5% gradient away from the structure for a minimum horizontal distance of 10 feet [IRC R401.3] 7. By using the proposed spot elevations at the structure corners & surrounding area, denote the intended FFE elevation determined using said elevations to demonstrate compliance with the 23’ inches above grade. The FFE note provided will not be sufficient, but should remain as a supplemental note on the plan set. |

A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is June 19, 2027. On residential projects, list the total number of units or lots that are existing and proposed. 3.
