20 or more single-family detached residential units,
no more than 50% of detached residential units
throughout the FLD shall be designed with garages
that protrude from or are flush with the front wall
of the living area or front porch of the house.

b. Once resubmitted, Site Engineering will review the justification and coordinate with the Director of PDSD to acquire written permission to allow the proposal of differential grading. [TSM 2-01.8.1.A.2]
c. Notification of the property owner(s) adjacent to the fill site will be required [TSM 2-01.8.1.A.3] This notification should also be provided to both the council office and to the director of PDSD directly.
d. NOTICE: The notification period has a determined appeal period where neighbors may provide concerns & comments which may trigger the need for a potential mitigation plan. [TSM 2-01.8.1.A.4]
14. All proposed retention and detention basins must be provided with a minimum of one sediment level measurement device per basin in accordance with DSSDR Section 4.4.1.4. The device may be incorporated into the basin outlet weir structure, embedded in the basin side slope, or constructed as a separate standalone marker. The device must be located where sediment is most likely to accumulate within the basin. Address the following on the plans:
a. Add a keynote and corresponding call-out on the grading sheets identifying the sediment level measurement device at each basin location.
b. Provide a construction detail for the selected device type showing its dimensions, materials, installation method, and graduated measurement markings.
c. The device detail and placement must be consistent across all three basins and must be incorporated into the inspection and maintenance protocol required by DSSDR Section 4.1.1.
Drainage Report Comments:
15. The report does not demonstrate drain-down compliance for the proposed basins as required by DSSDR Section 4.5. The resubmission must include a dedicated section that calculates and documents the drain-down time for each basin using results from site-specific infiltration testing. The section should showcase this drain down compliance using the results from the required infiltration testing completed.
16. Revise Section 3.0 - The report does not identify the project's watershed. The project site is located within the Atterbury Wash watershed. [Drainage Manual Section 2.3.1.6.A.1]

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

CONTENT REQUIREMENTS

2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet.

1. COMMENT: Provide the development package case number, TD-DEV-0626-00153, adjacent to the title block on each sheet.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2-06.4.7.A.3 - If the plan/plat has been prepared in conjunction with a rezoning application, add the following note next to the existing zoning note: "Proposed zoning is ____." List the applicable rezoning file number and conditions of approval. Also place the C9-__-__ (if applicable) and the plan/plat file numbers in the lower right corner of each sheet.

2. COMMENT: Please update the existing zoning to SR and the proposed zoning to R-2 since TP-ENT-1225-00024 has not been ordinanced yet.

2-06.4.7.F - Trails Notes

2-06.4.7.F.3 - The Eastern Pima County Trails System Master Plan does not show any trails on or adjacent to the development site.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

2-06.5.3.D - Building Elevations
Provide dimensioned building elevations of all proposed units. The elevations can be preliminary drawings. The model home construction plans will be used to determine exact setbacks and screening requirements at the time of application for building permits;

2-06.5.3.G - Covenants, Conditions, and Restrictions

2-06.5.3.G.1 - Provide three copies of the Covenants, Conditions, and Restrictions (CC&Rs) regarding the homeowner's association's responsibility for the ownership and maintenance of commonly-owned property.
