This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards.

Site Engineering Application Completeness Review Comments:
1. Application incomplete, please provide the following for resubmission:
a. Grading plan sheet(s) have not been included in the submittal package. A grading plan prepared, signed, and sealed by a licensed Arizona Civil Engineer is required. At minimum, the grading plan shall address the following:
i. Existing topography depicted with 1- or 2-foot contour intervals, including benchmark and datum reference (NAVD 88)
ii. Proposed contours and/or spot elevations, including finished grade elevations at all building corners, parking areas, and drainage structures
iii. Limits of Disturbance (LOD) delineating the full extent of all proposed grading and drainage-related improvements
iv. Earthwork table - Cut and fill quantities, including total area of disturbance (sq. ft.) and earthwork volumes
v. Engineer of Record stamp and signature block
b. If area of disturbance exceeds 1 acre – ensure to provide applicable SWPPP sheets accordingly.
c. Provide a drainage statement/report document that demonstrates compliance with applicable City of Tucson First-Flush retention / balanced basin detention requirements. If the increase of impervious service is below guidelines established by DSSDR 2.1 – the drainage statement should be minimal in regard of scope.
d. Ensure to remove all revision bubbling/clouding from the provided plan set.
06/22/2026 OK to Submit - Zoning Fast REQUIRES RESUBMIT 1. Include a note stating “the existing and proposed zoning is R-1”
2. Include a note stating “the existing use is Recreation – Parks and Recreation, and the proposed use is Recreation – Parks and Recreation and Agricultural – Community Gardens subject to UDC 4.9.13.B & C, and 4.9.2.B (UDC Table 4.8-2)”
3. Include the development package case number – TD-DEV-0626-00151- in the bottom right corner, adjacent to the title block, on each sheet.
4. Provide an updated lot coverage calculation to demonstrate compliance with UDC Table 6.3-2.B, which states the maximum lot coverage permitted is 60% for Parks and Recreation uses.
5. Include a note stating “The site is designed to comply with UDC 5.4, Major Streets and Routes”
6. Provide the proposed setback dimension from the adjacent right-of-way (29th street) and to the west for the proposed shed and ramada on the site plan.
7. Clarify the height of the proposed shed in the detail on Sheet LS02.
8. Provide the height of the proposed shed and ramada in the footprint of the building on the site plan.
9. Include a general note stating the required and proposed setback dimensions per UDC 6.3.4. The minimum required setback to 29th is 10’ from the property line and the minimum setback requirement to the west is the greater of 10’ or ¾ the height of the proposed structure wall (UDC Table 6.3-2.A)
10. Address Site Engineering comments.
