Plan review for the above-referenced development package has been completed. This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards.

The following comments must be addressed prior to approval. To help facilitate a timely resubmittal, please provide updated plans and calculations along with a written response to each comment, indicating what action was taken and where the change can be found on the plans. Do not use revision clouds on resubmittal drawings — clouds are reserved for post-permit revisions only. Submit your response letter and updated plan set & reports as separate files.

Site Engineering Review Comments:
1. Please add the name, mailing address, email and phone number of the primary property owner of the site on the plan set cover sheet. [AM 2-06.4.1.A.1]
2. Provide the page number and total number of pages within the Development Package plan set (i.e., sheet xx of xx) on the bottom right corner of each page. [AM 2-06.4.2.D].
a. Currently, the plan set shows sheets “5 of 16” for both sheets GP01 & LS00. Revise the Index of Sheets and bottom right corner sheet count accordingly.
3. Please add the required Drainage General Note “The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall.” [AM 2-06.4.3.A]
4. Please add required Drainage General Note “Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan.” [AM 2-06.4.3.D]
5. Please add required Drainage General Note “This project is affected by the City of Tucson Floodplain Regulations.”
6. Please add required Drainage General Note ““A floodplain use permit and/or finished floor elevation certificates are required.”
7. Provide dimensions for all curb return radii for the Maintenance Access Drive Aisle.
8. Please provide a cross section and/or material section of the Maintenance Access Drive Aisle providing surfacing depth information.
9. Please provide the MS&R designation for E 29TH ST on the plan sheets.
10. Please provide hatching on sheet SP01 for the Maintenance Access Drive Aisle as shown on sheet LS00.

Waste Collection Comments:
11. It is unclear with the layout of the compost bins how they will be accessed for compost pick-up. Regarding compost bin requirements and maneuverability, any changes or need to deviate from waste standards would have to get approval from Environmental Services. You may need to contact Andy Vera, Andy.Vera@tucsonaz.gov, for any approvals necessary, or in case you need a Technical Standards Modification Request (TSMR).
a. Please verify compost locations and maneuverability is acceptable to Environmental Services.
b. Based upon determination of Environmental Services, further comments may be forthcoming.
12. Pedestrian circulation is required to connect all buildings, dumpster areas, common areas, and the sidewalk on all the street frontages. [TSM 7-01.3.3]
a. Please provide pedestrian access to compost bins.

Drainage and Grading Comments:
13. Please show the COT Flood Hazard Zone (100-yr flood plain) limits for Swan Road Wash throughout the plan set.
14. The grading plans lack sufficient spot elevation and or grading contour information at key drainage control points necessary to verify design intent and facilitate site inspections during and after construction. Provide spot elevations at all of the following locations:
a. All landscaped water harvesting area inlet and overflow points.
b. Grade at key transitions throughout the site to confirm positive drainage is maintained as designed.
c. At raised planter bed locations.

Drainage Report Comments:
15. Please provide discussion within the report regarding the existing COT Flood Hazard Zone (100-yr flood plain) limits and delineate the limits within the report.
