Site Engineering Comments: Application Incomplete
1. A geotechnical report must be submitted with percolation testing to ensure that the regulated drain down time of 12hrs is satisfied to avoid the possibility of extended periods of ponding, especially with the entire site consisting of mostly C type soils. It is also advisable that detention is preferred over retention due to the nature of the soils found all throughout the City of Tucson.
2. A rainwater harvesting plan must be submitted for the proposed development Technical Standards Manual 4-01.0.0
3. An irrigation plan, planting plan, and applicable details will be required in accordance with UDC 7.6.4 Landscape and Screening.
4. The drainage report is not sufficient: Drainage notes
a. There is a recorded TSMS Node to the East of Nogales HY that has a recorded Q100 of 328 cfs, due these possible flows, it will be required that proper finished floor elevations for all structures be determined from the report as well as any potential wall openings for any perimeter walls proposed to allow for proper drainage.
b. Id suggest reformatting of the drainage report to follow the table designs shown in Chapter 2 of the DSSDR, in particular figures 2.2 and 2.3 https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/engineering-code/updated-retention-detention-manual.pdf
c. The report includes all City of Tucson Hydrologic Data calculation sheets used for calculating the peak discharges but needs the resulting peak-discharge graphs showing compliance with drainage under 12 hours as well as the decrease of the peak discharge rate.
d. A table of contents sheet

f. More information is needed regarding the rainwater harvesting basins/landscaping used to achieve both first-flush retention/balanced basin detention requirements. Required details can be found in the drainage manual 2.3.1.6
g. For further formatting requirements, refer to chapter 10 of the DSSDR.
h. It is recommended that chapter 11 of the DSSDR be referred to for the information required on the development plans in relation to all basins and any Low Impact Development practices.
