COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 19, 2025.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. Zoning acknowledges that a dimension was provided from the west wall but nothing is shown from the north wall. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F.2.b are met from the north and west wall of the recycling container enclosure.

2. Until the DDO is approved Zoning cannot approve this DP. COMMENT: 2-06.4.9.O - Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 9’-0” the required perimeter yard setback from the proposed structures to the east and west property line is 10’-0”, proposed setbacks are 7’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. 08/14/2024 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted Design Development Option (DDO) application has been deemed complete by Zoning Administration staff. Please allow four to six weeks for this process.

If the requested DDO is approved, label case number DDO-24-75 in the lower right corner of each sheet. Additionally, as a general note provide the type of application processed, a statement that the project meets the conditions of the application, the case number, date of approval, what was approved, and the conditions of approval, if any (AM 2-06.4.7.A.6.a).
