There are no existing facilities within the development and therefor are no apparent conflicts at this time. The existing pole line is within TEP easement, future development is clear from pole line. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918-8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. A FUP will be required for grading/paving, associated with this Development Package, as well as each structure, associated with each building permit. Please note that based on the available flood data, the proposed FFE of 2430.0 feet NAVD88 for the structures satisfies the minimum floodplain requirements. 2. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Monte Vista - Multifamily Development Package (1st Review) TD-DEV-0624-00172 TRANSMITTAL DATE: July 1, 2024 DUE DATE: July 12, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 19, 2025. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.9.O - Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 9’-0” the required perimeter yard setback from the proposed structures to the east and west property line is 10’-0”, proposed setbacks are 7’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
