This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 30, 2025. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide the name, mailing and email addresses, and phone number of the primary property owner of the site. 2. COMMENT: 2-06.4.4.C – Label the section corners on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.2 - Provide a general note stating the gross area of the site/subdivision by square footage and acreage. 4. COMMENT: 2-06.4.7.A.4 – The only use you have provided is administrative office. The dive school is not an office and should be listed as Educational Use: Instructional School and Zoning knows there are numerous other uses in this center. 5. COMMENT: 2-06.4.7.A.6.a - As Swan Rd. is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. COMMENT: 2-06.4.9.H.5.a – Until comment 4 is addressed Zoning cannot verify vehicle parking requirements. 7. COMMENT: 2-06.4.9.H.5.a – It appears that you are using the “Shopping Center” vehicle parking ratio, 1 space permit 3000 sq. ft. of GFA. Provide a calculation that clearly demonstrates that the requirement for “no more than 50% of the floor area is dedicated to uses with a parking formula of one space per 100 square feet of gross floor area or a more intense formula”, UDC Article 11.3.9.C.3. 8. COMMENT: 2-06.4.9.H.5.d – The bicycle parking space calculation is not correct. Review UDC Table 7.4.8-1 and provide a correct calculation or provide a copy of the last approved site/development plan that shows this calculation on it. 9. COMMENT: 2-06.4.9.H.5.d – As you are relocating the existing bike parking, Keynote 10, demonstrate how the requirements of UDC Articles 7.4.9.B.1.e & .g, 7.4.9.B.2.f are met.
