Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. COMMENTS: 1. Ensure that Zoning, Engineering comments, and concerns are addressed prior to landscape section approval. 2. Label sight visibility triangles and ROW’s on all landscape, irrigation, and commercial rainwater harvesting plans. 3. Label the irrigation meter as ‘Irrigation Only’ meter. 4. Ensure the Grading Plan matches the Commercial Rainwater Harvesting Plan & the Landscape Plan. Currently the WHIA #3 is showing 6” in depth on the CRWH Plan and 4.5” on the grading plan. 5. If using d.g at a 2” depth, ensure the rainwater harvesting basins are 8” in depth to account for the d.g. Then revise the Site Water Budget table to reflect these changes. 6. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 23, 2024 . SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.3.0 FORMAT REQUIREMENTS 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx). 1. COMMENT: 2-06.4.2.D - Ensure that all sheet are labeled. 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information. 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled. 2. COMMENT: 2-06.4.4.C - For the location map provide the section corners and the scale, as noted by the standard above. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. Zoning and Land Use Notes 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. This comment is still applicable provide a note that identifies the “existing use and proposed use” Remove notation from the LUC 3. COMMENT: 2-06.4.7.A.4 - Provide the information noted by the standard above, Remove any notation from the LUC. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. This comment is still applicable provide the right of way width as noted by the standard above. 4. COMMENT: 2-06.4.8.C - Provide the information noted by the standard above for Speedway BL and Goebel AV. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. This comment is still applicable, please provide the use, 5. COMMENT: 2-06.4.9.H.5.a - Zoning is unable to determine the Parking requirement until the use is provided. EV Installed The purpose of EV Installed EVSE is to provide easy access for EV charging to a wide range of the general public. This is the most visible and significant investment in EVSE infrastructure. The installation of a charging station allows an EV driver to charge a vehicle without additional equipment. The installation of a networked station allows for managed charging access, monitoring, billing, and remotely accessed updates for the user and property manager. 1. EV Installed Stations must be securely anchored to the ground, floor, wall, or ceiling. 2. Stations shall be installed to minimize tripping hazards and draping of the charging cord. 3. EV parking spaces with access to installed stations shall be identified with signage and pavement markings including an EV symbol and regulatory instructions such as "No Parking Except for Electric Vehicle Charging." 4. Installed EVSE stations shall be accessible for EV charging during business hours at a minimum. EV Capable - The purpose of EV Capable conduit is to provide cost effective 'future proofing' for future EV charging at a site. 1. The raceway termination location near the EV Capable parking space shall be permanently and visibly marked as "EV Capable ." 2. This marking shall be changed if upgraded to EV Ready or EV Installed. 3. The service panel or subpanel circuit directory shall identify the overcurrent protective device space(s) reserved for future electrical vehicle charging as "EV Capable ". 2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided. This comment is still applicable, please provide the use 6. COMMENT: 2-06.4.9.H.5.d - Zoning is unable to determine the Parking requirement until the use is provided. Minimum requirement is 2 spaces ) 2-06.4.9.J - If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of-way lines, sight visibility triangles, etc.) This comment is still applicable provide the future right of way information. 7. COMMENT: 2-06.4.9.J - Provide the information noted by the standard above. 2-06.4.9.L - All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval. Ensure easement are labeled as noted by the standard above. 8. COMMENT: 2-06.4.9.L - If applicable provide the information noted by the standard above. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. The setback to speedway is 10ft as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan, the setback along Goebel is 20ft measured from the street property line, the interior setbacks are 1.5x Height of the structure. 9. COMMENT: 2-06.4.9.O - Show the building setback lines. ( For nonresidential and multifamily development abutting an Arterial or Collector Street the minimum required street perimeter yard is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan , whichever is greater. b. For nonresidential and multifamily development abutting a Local Street : the minimum required street perimeter yard is 20 feet, as measured from the street property line .) 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). This comment is still applicable. 10. COMMENT: 2-06.4.9.Q - Provide the information noted by the standard above. 2-06.4.9.T - Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Section 8-01.0.0, Solid Waste and Recycle Disposal, Collection, and Storage, of the Technical Standards Manual. Refuse collection on all projects shall be designed based on that section, even if collection is to be contracted to a private firm.
