This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is March 21, 2025. 1. COMMENT: 2-06.4.8.B – This has not yet been entirely addressed. Provide the recordation information such as docket and page numbers for the ten-foot-wide utility easement marked for water lines. 2. COMMENT: 2-06.4.8.C – This comment has not yet been entirely addressed. Provide the recordation data (“Book 3, Page 12, Maps and Pages”) for Mill Street on the site plan. 3. COMMENT: 2-06.4.9.B – Zoning acknowledges that the ADOT-owned parcel is being purchased and ultimately combined. A hold will be placed on the Certificate of Occupancy until an approved lot consolidation request is provided for T22CM05805. 4. COMMENT: 2-06.4.9.H.5 – This comment has not yet been entirely addressed. As the motor vehicle parking space layout has changed, a back-up spur with a minimum radius and depth of three feet, in addition to a three-foot buffer between the curbing and building to the east, is required to prevent vehicles from damaging the abutting property (UDC 7.4.6.F.4). Please note that a Parking Design Modification Request (PDMR) will likely be approved to eliminate the fifth required parking space without the need to provide additional non-required bicycle parking, thus providing room for the back-up spur and three-foot building separation. 5. COMMENT: 2-06.4.9.W – This comment has not yet been entirely addressed. The minimum vertical clearance for the accessible sign is 84 inches (TSM 7-01.4.3.B).
