This development is located in the S.E. quarter of the S.E. quarter of Section 16, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 140-41-133A and is zoned as Light Industrial Zone (I-1). The nearest major roadway intersection is East Los Reales Road and South Alvernon Way, approximately 550 feet to the southeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority is requiring a resubmit of this project. These conditions must be included in the development plan document and shall be identified in the general notes section of all future plans submitted to the City of Tucson for review. Conditions of approval: 1. “According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located in proximity to a navigation facility and could impact navigation signal reception. As this project site develops, all applicants shall file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns which are identified by the FAA. Any cranes which are used must also be identified with Form 7460. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 10, 2024. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.3.7 – Label the section, township, and range, north arrow, and the scale on the required location map shall. 4. COMMENT: 2-06.3.12 – The drawing index lists eleven (11) sheets but there were only ten (10) submitted. CONTENT REQUIREMENTS 5. COMMENT: 2-06.4.1 – Provide the email addresses for all listed under “TEAM INFORMATION”. 6. COMMENT: 2-06.4.2.D – The total page number shown states “11” but there were only 10 sheets submitted. 7. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0623-00269, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 8. COMMENT: 2-06.4.7.A.1 – As a general note provide the existing zoning of the site. 9. COMMENT: 2-06.4.7.A.2 - As a general note provide gross area of the site by square footage and acreage. 10. COMMENT: 2-06.4.7.A.4 - As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.
