This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 06, 2024. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide an email address for the owner listed under general note 1. 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1222-00, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.4 – The uses listed under general note 3 are not uses classified in the UDC. The Use for this site should be Multifamily, subject to Use Specific Standard 4.9.7.B.6. The laundry & dog park are accessory uses to the multifamily. 4. COMMENT: 2-06.4.7.A.6.a – Based on the gross site area provided in general note 4 this DP is only for parcel 108-21-3300 and this parcel does not border on a street designated on the COT MS&R map, remove general note 25 from the plan. If you wish to include 108-21-323A all notes and calculation will need to include the development on this parcel. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct as this site does not meet the criteria of Over 70 units/acre. Based on 248 units this site only has 20.4 units per acre. Zoning recommends that you revise the parking calculation to state. EXISITNG PARKING TO REMAIN AS IS, NO ADDITIONAL PARKING REQURIED. 6. COMMENT: 2-06.4.9.H.5.a – As you are not providing additional parking why is there an accessible parking space sign & parking space detail provided? 7. COMMENT: 2-06.4.9.H.5.D – You state that “ALL BIKE PARKING EXISTING TO REMAIN, CALCULATIONS PROVIDED ARE FOCUSED ON NEW DEVELOPMENT . NO NEW BIKE PARKING PROPOSED”. If no bike parking is proposed why do you provide bicycle parking details. 8. COMMENT: 2-06.4.9.O – Provide a setback dimension from the proposed laundry addition to the east property line. Until wall heights are provided Zoning cannot verify perimeter yard setback requirments. 9. COMMENT: 2-06.4.9.O – The required perimeter yard setbacks listed for the north and south are not correct and should be listed as 10’ or 3/4H. 10. COMMENT: 2-06.4.9.Q – Provide the height of the proposed addition within the foot print. Also provide the wall height for the east wall, as measure from design grade to the highest point of the wall.
