This development is located in the S.W. quarter of the S.W. quarter of Section 34, Township 14S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 132-25-107B and 132-25-107E, covers approximately 0.10 ± acres, and is zoned as Heavy Industrial Zone (I-2). The nearest major roadway intersection is East Irvington Road and South Contractors Way, approximately 500 feet to the southwest of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmit of this project. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 05, 2024. CONTENT REQUIREMENTS 1.
