Site Engineering Review Comments:
1. Application incomplete, please provide:
a. A drainage report to show compliance with City of Tucson drainage requirements, As the site falls entirely with a FEMA AE Floodplain associated with the High School & Tucson Arroyo washes, encroachment analysis will be required to demonstrate the proposed development does not create adverse impacts to surrounding properties.
b. Grading plan to show both existing and proposed conditions – ensure to provide an earthwork table that provides total cut & fill quantities associated with the grading proposed, as well as total area of disturbance provided in both SQ feet and acres.
c. Provide the geotechnical report associated with this newly proposed development. If no geotechnical report was completed for this project, provide the following general note: "A formal geotechnical investigation has not been conducted for this project. The design assumptions regarding soil bearing capacity, expansive soil conditions, and site geology are based upon the Engineer of Record's general knowledge of the area, publicly available data, and site observation only. All grading, earthwork, and foundation construction shall conform to the 2024 International Building Code, City of Tucson Standards Manual for Drainage Design and Floodplain Management, and applicable sections of the Pima County/City of Tucson Standard Specifications. Should subsurface conditions be encountered during construction that are inconsistent with the assumed design parameters, work shall be halted and the Engineer of Record shall be notified prior to proceeding."
