TD-DEV-0526-00119 ADDRESS/PARCEL: 1742 N ORACLE RD TUCSON, AZ 85705 Submit your revised drawings along with a detailed response letter, which states how all comments were addressed. Review will not proceed without the response letter. The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. If you have any questions about these review comments, I can be reached at Sean.Severson@tucsonaz.gov. COMMENTS: 1. Previous comment not fully addressed. [Initial comment - Please show the proposed point of connection for the building sewer and show the location and routing of the sewer line. Also, show the location of all cleanouts.] a. Please provide a complete site sewer plan showing how all buildings are connected to the public sewer. The sewer connections for new Building #2, Building #4, and Building #7 are not shown. Reference: Section 107.2.1, IBC 2024. 2. Building #7 will require a backwater valve. The RIM elevation of the nearest upstream manhole (#8154-02) is 2361.90 and the FFE is 2362.72 & 2362.06. Since the FFE is less than 12 inches above the elevation of the next upstream manhole, a backwater valve is required. Reference: Section 714.1, IPC 2024, as amended by the City of Tucson. 3. Please correct the flow direction of the public sewer shown on the site plan. The public sewer flows north from MH #8154-02 to MH #8154-01. |

Clarification & potential revision required – the plans show keynote #36 as downspouts for the proposed new building #2. Are these downspouts going to be connected to an underground pipe network, or discharged directly onto the sidewalk along the Western side of the building? a. Revise the plans to show and call out any new/proposed sidewalk scuppers that may be needed in order to effectively route the downspouts under the applicable sidewalks. |
