TSMR’s are to be processed after the first full review cycle of the development package activity. 3. Revise the site plan sheet 3 provided to provide Sight visibility triangles for site entrances in compliance with TSM 10-01.5.0. NOTE: Oracle RD is designated as an Arterial Road and Elm ST is designated as a local road. These designations will be used for Table 5.3. Clearly show and label the existing and future ROW lines and sight visibility triangles in all applicable locations on this site. 7. W. Elm and W. Lester both require street landscape borders. If a portion of the ROW is needed, then coordinate with David Marhefka, PLA with DTM for approval. David.Marhefka@tucsonaz.gov. Include any related correspondence materials and approvals with the next submittal. 8. If these two borders are not achievable, then a Board of Adjustment Variance may be required to gain relief from this requirement. 9. As referenced above, the northern portion of N. Oracle Rd. requires a street landscape border in the areas not used for ingress and egress. If this is not achievable, then the Board of Adjustment Variance is required. 10. It is pretty clear that this site does not contain any protected native plant material. For our records and for yours, please provide the waiver that indicates that native plants have been considered on this site and none exist. 11. COMMENT: Although this property is a contributing structure to the Miracle Mile National Registered Historic District, it does not fall within an established “Historic Preservation Zone”; as such, amend General Note 24 to remove the portion stating “UDC SEC. 5.8, "H" HISTORIC PRESERVATION ZONE (HPZ)/"HL" HISTORIC LANDMARK (HL).” 2. COMMENT: Given that the project is seeking to utilize UDC Section 7.4.5.D. to modify minimum parking requirements on site, the maintenance of contributing status is required. Please follow guidance from the Historic Preservation Section regarding what changes to the proposal are necessary to maintain such status. 3. COMMENT: Provide a note indicating what percentage of the total gross floor area is dedicated to the proposed accessory uses of “Food Service” and “Multifamily Development”. 4. COMMENT: Per UDC Technical Standards Manual Section 7-01.4.3.A, the minimum width for a sidewalk is four feet. The sidewalk adjacent to the new 1-story addition is only 2.6’. Even with a Technical Standards Modification Request (TSMR), the minimum width to which it can be reduced is 3’ per ADA accessibility standards. 5. COMMENT: The minimum length of a parking space is 18’; only 15.8’ is shown for parking spaces in front of building 6. These appear to be spaces modified from their current configuration. Modified spaces are required to meet current code requirements. 6. COMMENT: Demonstrate pedestrian circulation between new 1-story building three and the remainder of the site per UDC TSM 7-01.4.1.D.
