TRANSMITTAL DATE: 6/4/2026

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is May 3, 2027.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)


2-06.4 CONTENT REQUIREMENTS

4.1 General content for all submitted plans must include the following:

4.1.B.1 Proposed name of the project or subdivision, or if there is no name, the proposed tenant’s name;

1. COMMENT: 2-06.4.1.B.1 – Please add the information stated in the standard above.


4.1.B.6 The administrative street address and relevant case numbers (DP, subdivision, rezoning, BOA, DDO, PDMR, TSMR, overlay, etc.).

2. COMMENT: 2-06.4.1.B.6 – Provide the development package case number, TD-DEV-0526-00118, adjacent to the title block on each sheet.


4.2 Required Zoning and land use notes:

4.2.D. Identify the existing and proposed use of the property as classified per the UDC. Reference all UDC use-specific standards applicable to the proposed uses.

3. COMMENT: 2-06.4.2.D – Please make the following corrections:
a. In I-1, General Manufacturing is permitted subject to UDC Use Specific Standards 4.9.5.C.2, .6, .7, & .8 and 4.9.13.Q. Correct Zoning notes.
b. Under General Notes, please add, “This project is designed to meet the overlay zone criteria for: UDC Sec. 5.6, (Airport Environs Zone (AEZ).”
c. This project is not adjacent to a Major Street & Route. Remove General Note 6.


4.2.I. Percentage of building, lot area, or vehicular use area expansion, including previous expansions. When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed.

4. COMMENT: 2-06.4.2.I – Provide the information as stated in the standard above.


4.2.J. Required ratios and number of spaces provided for 1) standard, accessible, and van accessible vehicle parking spaces, 2) electric vehicle parking spaces 3) loading spaces, and 4) short- and long-term bicycle parking.

5. COMMENT: 2-06.4.2.J – If the proposed storage building is providing storage for the existing Use (General Manufacturing), then it is part of the primary use. Parking for the storage building should be calculated using the same ratio (1 space per 1,000 sq ft). Correct parking calculations table.


4.7.Q.4 Show full dimensions for all existing and proposed parking and circulation areas in accordance with UDC 7.4.6, Motor Vehicle Use Area Design Criteria, including: 1) standard, accessible, and van accessible vehicle parking spaces, parking area access lanes (PAAL), and access lanes, 2) electric vehicle parking spaces and equipment, 3) loading spaces, maneuverability, and stacking areas/lanes, and 4) short- and long-term bicycle parking.

6. COMMENT: 2-06.4.7.Q.4 – Clearly indicate on the site plan where the new parking space will be located.



RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please resubmit revised drawings and any corrected plans along with a detailed response letter, stating how all Site Zoning Review comments were addressed.
