| 10/13/2026 | Site Landscape Standard | REQUIRES RESUBMIT | PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, PLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: DEVELOPMENT PACKAGE FOR MULTIFAMILY DEVELOPMENT ACTIVITY NO: TD-DEV-0525-00148 ADDRESS: 5118 E PIMA ST ZONING: C-1 COMMERCIAL ZONE LAND USE: MULTIFAMILY OFFICIAL REVIEW 2 10.13.26 THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING, PER-THE-CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM). RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. State that the irrigation meter is for “irrigation only” within keynote number 18. 2. Include PVC sleeving for the irrigation lines crossing hardscape. The sleeve is called out on the trenching detail, but it is recommended to show the sleeve graphically on the plan and on the legend. 3. Include a keynote callout for screened rock for all planting areas and any other area of bare soil or disturbed ground, e.g. (one-inch screened rock in the color of your choice at a depth of two inches minimum.) 4. E PIMA ST is a major local road and that designation is a MS&R. The parking is ancillary to the multifamily designation of the overall site and the multifamily use along both the MS&R and Non-MS&R requires the standard street landscape border requirements with the trees and 50 percent vegetative ground cover. 5. ***It requires two street landscape border trees within 10 feet of parking spaces to count as one parking lot tree. Please include an additional tree near the parking spaces. My apologies for missing this on the last review cycle. See UDC 7.6.4.B. Vehicular Use Areas: The standards in this Section 7.6.4.B apply to all developments that provide more than four motor vehicle parking spaces, except as provided in Section 7.6.4.B.1.c, Exemptions. 1. Canopy Trees in Vehicular Use Areas a. General Standards Within a vehicle use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof. (1) The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk). ***(2) Fifty percent of the trees required for landscape borders located within ten feet of the paved portion(s) of a vehicular use area may be counted towards both the minimum parking lot canopy tree standard and the landscape border canopy tree standard. Thank you. CHAD KELLER, PLA LANDSCAPE ARCHITECT CITY OF TUCSON, PDSD, SITE REVIEW SECTION CHAD.KELLER@TUCSONAZ.GOV 520.837.4923 |
