Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Along the south street landscape border there are plants and irrigation in the ROW or Future ROW. DTM review is required for all planting and irrigation in the ROW prior to the approval of the development package. 5’ of the ROW/FROW can be approved for use. Reach out to David Marhefka (david.marhefka@tucsonaz.gov). Once reviewed, DTM will provide a letter, or email corresponding to their requirements and/or approval. Include the correspondence with your next submittal. 2. Depressed landscape to meet the Commercial Rainwater Harvesting standards of (providing 50% water needs for the plants thru water harvesting) cannot be in the ROW. Adjust the plans to reflect the water harvest infiltration area to be within the property boundary. 3. The previous Development Package was approved without meeting the threshold of 50% water demand for Commercial Rainwater Harvesting. Is there documentation from City of Tucson staff that coordinates this approval without meeting the standard that can be included with your next submittal? 4. Add a bold general note to the CRWHP that refers to the civil grading plan for all drainage and basin construction including slopes, spot elevations, contouring, curb cuts, downspouts, splash pads, scuppers, etc. As a standard practice, a few spot elevations on the CRWHP at bottom of basin and basin curb cut inlets and outlets that match the civil grading plan. Just a few spot elevations, (BOLD LETTERING), in key locations as a quick reference for the contractor and inspectors. 5. Add tree and shrub planting details along with any other details pertinent for landscape construction. IE: Screened rock relationship to hardscape. City of Tucson Standard planting and irrigation details can be found here: https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects. For your reference/use in completing your landscape development package. 6. At the main entry off of Flores Street there is a Mesquite within 5’ of the curb, parking and sidewalk. Include a construction detail showing root barriers for trees located near hardscape areas. IE: 3/4-inch screened rock. This is not a specific code requirement. We have seen a few instances out on project sites where DG has an abundance of fines in the mix and does not meet the intent of the inorganic ground cover for dust control and general aesthetics. 8. Provide the development package case number, TD-DEV-0525-00138, adjacent to the title block on all site landscape sheets, per Administrative Manual 2-06.4.3 9. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal.
