Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. The plan set has some duplicate pages and some pages out of order. Update the plan set to be sequential and add the sheet index to the cover sheet of the plan set. 2. Call out the curb cuts as typical and possibly add the small rectangle symbol used on the plans to a key/legend for redundant clarity for the contractor. Also make sure that all of the curb cuts match the architects site plan. On sheet SP1.0 no curb cuts are shown in the north parking area existing curb, and they are shown on the Rainwater Harvesting plan. Please update to match. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is May 28, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. However, wheel stops will be required for the parking spaces on the northeast portion of the site placed far enough behind the ped path that allows for a 2.5ft overhang of a vehicle and still provide for 4ft clear of the ped path. Additionally, please demonstrate on the plans how a vehicle can maneuver out of the spaces for all parking spaces on the east side of the site. I suggest we meet to discuss how these items can be addressed prior to your next submittal.
