This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. The plan set has some duplicate pages and some pages out of order. Update the plan set to be sequential and add the sheet index to the cover sheet of the plan set.

2. Call out the curb cuts as typical and possibly add the small rectangle symbol used on the plans to a key/legend for redundant clarity for the contractor. Also make sure that all of the curb cuts match the architects site plan. On sheet SP1.0 no curb cuts are shown in the north parking area existing curb, and they are shown on the Rainwater Harvesting plan. Please update to match.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is May 28, 2025.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE

2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

COMMENT 1: New signage indicating “Gate to Remain Open During Business Hours” indicated on plan at western gate; also provide at eastern gate opening to ensure egress for customers parking in the parallel parking spaces.

COMMENT 2: Comment was only partially addressed. Confirm width of parking area access lane (PAAL) along eastern boundary (adjacent to parallel parking spaces). Although this appears to be a 20-foot-wide one-way PAAL, confirm direction of travel and dimension width on plans.


2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided.

COMMENT 3: This comment was only partially addressed. Only short-term bicycle parking appears to be shown. Also indicate location (whether inside or outside) and provide detail for long-term bicycle storage per UDC Section 7.4.9.B and 7.4.9.D.

COMMENT 4: Final approval by Site Zoning will be contingent upon approval of the submitted TSMR and IPP requests.

10/23/2024 TSMR/PDMR - Zoning REQUIRES RESUBMIT Zoning does not object to the request for a striped ped path. However, wheel stops will be required for the parking spaces on the northeast portion of the site placed far enough behind the ped path that allows for a 2.5ft overhang of a vehicle and still provide for 4ft clear of the ped path.

Additionally, please demonstrate on the plans how a vehicle can maneuver out of the spaces for all parking spaces on the east side of the site.

10/10/2024 Zoning Modifications - IPP REQUIRES RESUBMIT The Individual Parking Plan (IPP) cannot be accepted at this time until the following items have been addressed:
1. The first sentence in the narrative indicates this project includes a rezoning. Confirm if this is the case or remove this statement.
2. The site is within 400’ of R-2 zoned property. As such, a neighborhood meeting is required prior to submittal of the application (UDC Section 3.3.5)
3. Revise the narrative to include responses to UDC Section 7.4.5.A.4.k(1 – 3).
4. Provide a map showing the location of nearby alternate modes of transportation such as bus stops, street car stops, bike routes, etc.
Resubmit the IPP with the requested revisions and additional information.
