This development is located in the N.W. quarter of the N.E. quarter of Section 3, Township 15S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 140-02-002C, covers approximately 345.9359 ± acres, and is zoned as Planned Area Development 34 Zone (PAD-34). The nearest major roadway intersection is South Alvernon Way and East Irvington Road, approximately 2,650 feet to the west of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal. The only data provided is a culvert inflow hydrograph with no model input data. Please provide the model input data used to generate this hydrograph, as well as hydraulic data that shows that the proposed culvert has the capacity to handle these inflows. Please provide routing and drawdown data for the improved basins. All data should be for the 100 year storm event. 2. It is unclear what happens to flow downstream of the concrete valley gutter. Please clarify how flows move from the end of the proposed gutter to the water harvesting basin and include elevations for the portions of the site where these flows will pass. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 6, 2025. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide an email address for the Civil Engineer listed on sheet 1. 2.
