2. The lateral offset and lateral transition of the sidewalk at the SW corner of Escalante Rd and Evergreen Ave and at the proposed driveway on Escalante Rd exceed the maximum allowable allowed. Reference TSM Sec. 10-01.3.3.10.D1.c&d.

Page 7 of the drainage report states that “the impervious cover has been estimated to be between 30 and 15 percent for residential development” but the calculations use 70-75% impervious cover, which is more appropriate for the proposed development. Please revise this statement.
2. Please provide a typical AC Pavement detail showing 4" Minimum ABC & 3" AC per page 11 of the geotechnical report.
3. Sidewalk intersections and ramps should have 5'x5' landings. Please show this on plans. Relocate truncated domes as appropriate such as in detail 2 of sheet 3.
4. Identify handrail on sidewalk details such as detail 1 on sheet 7.
5. Detail 9 on sheet 15 appears to discharge across public sidewalk. Either provide scupper or contact DTM regarding direct discharge into catch basin.
6. Provide a typical detail showing pedestrian circulation to front of SFR's. Stairs or steps, handrails, etc.
7. Provide drainage details where circulation is above the Pad grade. Positive drainage required away from foundation.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

SITE LANDSCAPE/NPPO SECTION COMMENTS:
1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

3. Provide the development package case number, TD-DEV-0524-00150, adjacent to the title block on all sheets. 2-06.4.3

4. Please identify the site monitor and list contact information on the NPPO.

5. Water harvesting techniques shall be incorporated as part of the landscape design based on the Water Harvesting Guidance Manual prepared for the City of Tucson Transportation Department Stormwater Section. See UDC 8.7.3.H.4. Depressed planting areas at 6 to 9 inches, along with coordination and reference to the civil grading plan for details and construction will meet the intent of the above-mentioned code.

6. Label the project property lines on all boundaries on all landscape sheets.

Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 04, 2025.
