COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Provide email notice to reviewer upon resubmittal for faster review.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 17, 2025.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.4.9.E - Proposed land splits or existing lot lines shall be drawn on the plan with dimensions and the identification number and approximate square footage of each lot. (Please be aware that, if land division occurs and the number of lots falls within the definition of subdivision, a subdivision plat is required.) Land splits require a separate permit and review.

1. COMMENT: 2-06.4.9.E – A lot combination of the composite two parcels is required prior to approval. Either provide the county-approved Combo Request form or a recorded Covenant Regarding Development and Use of Real Property with your next submittal. Contact the Pima County for the Combo Request and/or the covenant can: be found at https://www.tucsonaz.gov/files/pdsd/Covenant_Regarding_Development_and_Use_of_Real_Property_UDC.pdf. None of these documents have been provided; provide with next submittal.


2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

2. COMMENT: 2-06.4.9.Q – Provide square footage of area to be used for exterior commercial/vehicle storage in addition to building GFA as part of General Note #4 and label this area as such on the site plan.

1. The landscape plans have been updated to meet the requirements of the previous reviewer.

2. The project will be approved once the Active Hold has been lifted. Our system states to add a hold prior to issuance for property in a floodplain.
