1. Provide a drainage statement to identify/address any drainage impacts the wall may have.

2. The proposed gated entrance is only providing 13.8’ wide travel lanes which do not provide accessibility for emergency vehicles. Additionally, the gated entrance needs to be configured to allow vehicles that do not pass the gate to turn around without having to backup.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 30, 2025..

2-06.4.0 CONTENT REQUIREMENTS

1. This comment does not appear to be addressed correctly. This submittal only had 2 sheets submitted. Clarify how many sheets will be submitted and revise the total number of pages to match the number of sheets submitted along with the drawing index. COMMENT: 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx) shall be provided in the lower corner of the title block.

4. Until the DDO is approved Zoning cannot approve this DP. COMMENT: 2-06.4.9.O – Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet. The proposed 8’-0” wall exceeds the allowed 6’-0” wall within the perimeter yard. Either the 8’-0” wall needs to meet the requirement perimeter yard setbacks or a Design Development Option (DDO) for wall height will need to be submitted and approved as shown on the plan.
