This parcel is located within the NW ¼ of the SW ¼ of Section 13, Township 15S, Range 14E, of the Gila and Salt River Meridian. This parcel lies within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmit of this project. COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 16, 2024.

2-06.3.0 FORMAT REQUIREMENTS

3. COMMENT: 2-06.4.7.A.4 – Zoning and Land Use Note 4 remove the reference to 4.9.9.B.1 as it is not applicable.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. This comment was not addressed. There are no dimensions provided on sheet 4 around the existing vehicle use area. COMMENT: 2-06.4.9.H.5 – Clearly show the entire vehicle use area, existing & proposed, on the plan, fully dimensioned.

5. COMMENT: 2-06.4.9.H.5.a – The number of required accessible vehicle parking spaces is not correct. Per the 2018 IBC, Table 1106.1 when 123 vehicle parking spaces are provided 5 accessible spaces are required, one being van accessible 2018 IBC Section 1106.5. Provide the number of required and provided van accessible spaces within the calculation.

6. COMMENT: 2-06.4.9.H.5.a – Provide a wheel stop location dimension for the wheel stops shown on detail B & C sheet 8, UDC Article 7.4.6.H.3

7. This comment was not fully addressed. There are no existing bicycle parking spaces shown on the plan. Also detail A sheet 8 does not address UDC Article 7.4.9.B.1.e & 7.4.9.B.2.a. There was no detail provided for the required existing & proposed long-term bicycle parking. COMMENT: 2-06.4.9.H.5.d – Clearly show all bicycle parking, existing & proposed on the plan and clearly demonstrate that that the existing and proposed meet the requirements of UDC Article 7.4.9.

8. COMMENT: 2-06.4.9.H.5.d – The short- & long-term bicycle parking calculation is not correct. Per UDC Table 7.4.8-1 COMMERCIAL USE GROUP, Trade Service and Repair requires 2 short-term spaces and 1 space per 12,000 sq. ft. GFA, minimum requirement is 2 long-term spaces and General Merchandise Sales Retail Trade Uses Less Than 50,000 sq. ft. GFA, short-term 1 space per 5,000 sq. ft. GFA. Minimum requirement is 2 spaces and long-term 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces for a total of 4 short-term, 2 at each building and 4 long-term, 2 at each building.
