Because the Sears has been closed for several years, it is not valid to compare the trip generation of the Living Spaces development to the previous trip generation of the Sears. Therefore, the Traffic Impact Analysis (TIA) needs to be revised to treat this as an entirely new development.

The trip generation exceeds the threshold requiring a Category 1 TIA, which means that the intersections of SR 77 (Oracle Road) with Auto Mall Drive, Wetmore Road, and the full access driveway in between should all be evaluated for the opening year and a horizon year (3 years after the opening year).

Site Engineering Review Comments:
1. Provide the development package case number, TD-DEV-0426-00109, adjacent to the title block on all sheets
2. Provide radii’ measurements to the Overall Vehicle Tracking sheet (Sheet 4).
3. Provide a surfacing construction detail to demonstrate compliance with UDC 7.4.6.I regarding surfacing requirements.
4. The plans show call out for a retaining wall to the Northeast & Northwest corners of the existing building. It will be required that a separate wall building permit be submitted for the construction of the walls. For the wall permits, please submit the structural calculations and drawings for the construction of the wall. Revise all the associated Site keynotes to: “Wall to be built under separate permit.”
5. Provide a construction profile/detail for the pump discharge and drain inlet leading to the landscaped area. Ensure to include proper intended elevations with inverts.
6. Add dimensions to the PAAL/Vehicle Use Area.
