Tucson Electric Power Company (TEP) has reviewed and T150192 the development
plan submitted 4/28/2025. There are existing facilities within the development, which are
depicted upon the plan.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 27, 2026.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – As a development package review is for site related reviews remove all building code references from this DP.

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.7 - A small, project-location map shall be provided in the upper right corner of the cover sheet. This location shall meet the requirements found in comments 9 - 11 below.

3. COMMENT: 2-06.3.12 – The sheet index shall only include the sheets submitted in the DP.

2-06.4.0 CONTENT REQUIREMENTS

4. COMMENT: 2-06.4.1 -Provide the email addresses for the structural engineers listed on the 1st sheet.

5. COMMENT: 2-06.4.2.B – Provide a brief legal description within the title block.

6. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) within the title block near the lower right corner on every sheet.

7. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0425-00123, adjacent to the title block on all sheets.

8. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile,

9. COMMENT: 2-06.4.4.A – The project-location map shall show the subject property approximately centered within the one square mile area.

10. COMMENT: 2-06.4.4.B - The project-location map shall identify major streets and regional watercourses within the square mile area and all streets that abut the subject property.

11. COMMENT: 2-06.4.4.C – Provide the section, township, and range and label the section corners; north arrow; and the scale on the project-location map

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

12. COMMENT: 2-06.4.7.A.1 – Provide a general note stating, "Existing zoning is MH-1."

13. COMMENT: 2-06.4.7.A.2 - Provide a general note listing the gross area of the site/subdivision by square footage and acreage.

14. COMMENT: 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

15. COMMENT: 2-06.4.8.A - Provide the site boundary perimeter information, including bearing in degrees, minutes, and seconds, together with distances in feet, to hundredths of a foot.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

16. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

17. COMMENT: 2-06.4.9.O – Per UDC Table 6.3-2.A Nonres Use to Res Zone the required perimeter yard setback is 10’ or ¾ H (Height of the exterior wall. Based on a wall height of 17’-2” the required perimeter yard setback from array 5 & 6 to the north property line is 12’-11”. Based on the allowed 2’ roof encroachment, UDC Article 6.4.5.D.1.b, the proposed perimeter yard setback for array 5 is 7’-3” and array 6 is 6’-8”. A Design Development Option (DDO) will need to be submitted and approved for the reduced setbacks.

18. COMMENT: 2-06.4.9.O – Detail 1, 2 & 3 sheet 5 remove the reference to “(3’ MIN.)” as this reference is not correct.
